Vista Property Management offers property management services including tenant screening, rent collection, maintenance and repairs, financial reporting, and more.
Vista Property Management's tenant screening process includes a thorough background check, credit check, and employment verification to ensure the best possible tenants.
Vista Property Management charges between 8-10% of the monthly rent, depending on scope of work needed, condition of property, and other factors. Fees are deduced from the monthly owners check.
Out of area property owners benefit from our local feet on the street. Local property owners benefit from not having to deal directly with their Tenants, collecting rents, dealing with property issues, repairs, maintenance etc. Vista Properties inspects properties in our portfolio twice a year, and can make recommendations to the owners.
Vista Property Management has a network of trusted contractors and vendors to handle maintenance and repairs promptly and efficiently. We work with each owner to establish a threshold (budget) for repairs. Any repairs beyond the established budget are discussed with the owner prior to executing on repairs.
We advertise on major platforms such as Zillow and field all inquiries with a specific list of tenant screening questions. We hold rental open houses to get as many parties through as possible.
We do a thorough nationwide background check on all applicants as well as credit checks. We call all references, prior landlords, personal references. We verify employment. We find out everything possible about your future tenant to find the right fit for your property.
The idea behind having a property manager, is that you as the property owner, do not need to play "landlord". We handle everything on your behalf. We accept guidance and suggestions should you wish to make them. We take care of all necessary legal paperwork (leases, disclosures).
We primarily manage residential properties though we have managed some commercial properties as well. Residential properties include Single Family homes, ADU's, Condominiums, Townhomes.
We collect all rents from our tenants. We have certified trust accounts for property management, so your income and expenses are tracked by your property. You receive monthly owner statements, as well as your portion of the rents, usually about the 10th of the month. For that we can pay you by check or ACH, whatever you prefer. Property management fees are already deducted from this amount of the "owner check" as well as any expenses for repairs or other on your property.
Not long. We work with our owners to optimize a monthly rent. We market the property (see above). We make recommendations for upgrades (such as new paint or new carpet) that will get you higher rents.
