ONGOING PROPERTY MANAGEMENT

• Quarterly drive by inspections. 
• Annual interior inspections. 
• Payments of recurring bills for owners. 
• Project management for repairs or full remodels. *additional fees apply 
• Turnover services 
• Monthly statements to owners with copies of receipts for all repairs. 
• Detailed year-end accounting statements itemizing income and repairs/maintenance costs. 
• 1099 and tax documents.
• Immediate response to tenants regarding property issues.

TENANT PLACEMENT:

• Effective advertising with high quality photos. 
• Thorough  tenant screening with background, credit and criminal history checks.  
• Additional tenant screening (social media etc)

FEE SCHEDULES

Tenant Placement:

• 50% of the first full months rent.

Ongoing Property Management: 

• 8-10% of the gross monthly rent collected, depending upon the condition of the property and the duties of the Property Manager. 
• Discounts offered for multiple properties/units.
